Pallady offered the combination we were looking for: a metro station within walking distance, important road connections, one of Bucharest's strongest retail hubs, new educational infrastructure and enough room for more open residential projects.

It is a young neighbourhood, but it is no longer at the beginning. Schools, shops, services and infrastructure have appeared around the homes, while investments under preparation and development will continue this transformation.

This is precisely why, after EVIA UNO, we chose to continue here with EVIA NIO and EVIA MAGNIS.

The walk from the EVIA projects on Drumul Gura Gârliței to Nicolae Teclu metro station takes approximately 12 minutes. For us, this is one of the location's most important advantages.

The M3 line connects Pallady to Titan, Dristor and onward to central Bucharest, providing a predictable alternative to the daily drive.

Anghel Saligny station is also nearby, while STB bus and tram routes complete the public transport network.

You can live in a new, more open neighbourhood without giving up a direct connection to the city.

Towards central Bucharest, Theodor Pallady Boulevard connects the area to Titan, Dristor, Vitan and central districts by road, bus, tram and metro.

Towards the outside, eastern Bucharest provides access to the A2 Bucharest–Constanța motorway, the DNCB ring road and Bucharest's A0 motorway ring.

A0 is gradually changing how eastern Bucharest connects to the wider region, linking major road axes and making it possible to avoid crossing the city for some journeys.

Additional road infrastructure investments have been delivered and prepared in eastern District 3, including Drumul Între Tarlale and the Theodor Pallady area. Nicolae Teclu Bridge also provides an alternative route towards Splaiul Unirii and the A2.

Pallady is connected not only to today's Bucharest, but also to the new metropolitan infrastructure developing around the capital.

Its advantage is not only the number of stores, but their variety.

For everyday shopping, the area offers options such as Auchan and Lidl. IKEA, Mobexpert and XXXLutz cover home and furniture, while Leroy Merlin and Dedeman serve renovation and DIY needs.

Altex provides electronics and appliances, while Decathlon and Jumbo add sport, family and lifestyle options. Metro and numerous showrooms, restaurants and services are in the same area.

This means many of a family's needs can be met without long journeys across Bucharest. From daily shopping to furnishing an entire home, almost everything is available in the same area.

ParkLake is one of Bucharest's main shopping centres, with stores, restaurants, a cinema and services.

Next to ParkLake is Alexandru Ioan Cuza – IOR Park, one of the capital's largest and best-known parks.

Living in Pallady therefore does not mean being isolated from the city. It means having everyday essentials nearby and easy access to the places you want in your free time.

For us, Pallady's development is not measured only by the number of residential projects. The infrastructure families need is already growing.

The Victor Brauner Educational Complex opened in 2025 at 42B Victor Brauner Street. The new school has 15 classrooms, laboratories, a library and reading room, a multifunction room, a sports hall of more than 560 square metres and recreation spaces.

It is one of the investments that clearly demonstrates the area's transformation. Pallady is no longer only a place where apartments are built. It is a place where the infrastructure of a complete neighbourhood is being created.

District 3 has begun the administrative steps for a new educational complex in Pallady, intended to respond to the increasing number of families in this part of the city.

The process involves identifying and preparing a site for complete educational infrastructure, including nursery, kindergarten and primary and lower-secondary school functions.

The direction is clear. Investments already delivered and those being prepared confirm the area's growing maturity.

Teilor Park, one of the nearest important outdoor recreation areas, is approximately 4–5 minutes by car from the EVIA projects.

Further towards Titan, Alexandru Ioan Cuza – IOR Park provides one of eastern Bucharest's largest and best-known green spaces. Pallady will also need more greenery inside its new neighbourhoods.

This direction is already visible in public plans and investments for local landscaping, green spaces and urban mobility. Pallady will become greener as the neighbourhood matures.

At EVIA, however, we do not want to wait for greenery to come only from outside. Vegetation, landscaping and relaxation areas are therefore part of the design of our own developments.

All three EVIA projects are developed in the same area on Drumul Gura Gârliței. After the first project, we could have chosen another part of Bucharest. We chose to stay.

Because we came to know the area. Because we followed its development. Because we saw infrastructure, services and an increasingly large community emerge. And because we trust the direction in which it is moving.

Choosing the same area for three consecutive projects is perhaps the simplest way to express how strongly we believe in Pallady.

The fact that EVIA UNO, EVIA NIO and EVIA MAGNIS are developed only a few dozen metres from one another allows us to do more than build apartments.

It allows us, over time, to create a genuine EVIA presence in this part of the city. A standard that we improve with every project.

EVIA UNO was the beginning. EVIA NIO took the experience further. EVIA MAGNIS is the next step.
